What is HMO Insurance?

HMO Insurance is specialist cover for landlords who let one or some of their properties as HMOs (House of Multiple Occupancy). It’s designed to protect against the unique risks that come with houses of multiple occupation.

HMO Property Insurance can be complex due to the complicated nature of HMOs themselves. That’s why it pays to use a specialist HMO insurance provider like PML when covering your HMO.

Do I need insurance for an HMO?

HMO insurance in the UK isn’t mandatory, but if you have a mortgage, the buildings insurance element may be stipulated by your mortgage provider.

While not legally required, HMO Insurance is strongly recommended for landlords. Standard home or landlord insurance policies often don’t cover the unique risks associated with HMOs – such as multiple tenants. Without the right policy, claims may be rejected, leaving you financially exposed.

How do I know if my property is an HMO?

Your property is a house in multiple occupation (HMO) if both of the following apply:

  • At least three tenants live there, forming more than one household
  • Toilet, bathroom, or kitchen facilities are shared among those tenants

Depending on the size of the property and the number of occupants, you may be required to obtain an HMO licence. If you’re unsure whether you require a licence to operate the property as an HMO, and what type of landlord HMO insurance you might need, you can always check with your local council.

However, please remember that local authorities have varying requirements for HMO licences. You may  be legally operating an HMO, but you may NOT require a licence. So, it’s important that you check that you comply with the relevant legislation.

Does my property need to be a registered HMO to get HMO Insurance?

No, even if your property doesn’t need to be registered as an official HMO with your local council, you’ll still need specialist HMO insurance cover if you rent your property to multiple occupants fitting the definition above.

What is an HMO property?

HMO stands for ‘house with multiple occupation’. It refers to a rented property with several tenants who share living spaces, but are not part of the same household. Each will have their own tenancy agreement with the landlord.

Who is responsible for HMO Insurance?

The landlord is responsible for ensuring that appropriate House in Multiple Occupation Insurance is in place. This coverage protects the property, its occupants, and the landlord’s financial interests.

How does insurance differ for HMO properties?

HMO landlord insurance  may cover the many and varied additional risks associated with a rental property housing multiple tenants.

When multiple tenants share communal spaces such as kitchens and bathrooms, the likelihood of accidental or intentional damage increases. The risks associated with leaks, floods, and fires are also heightened as the facilities are accessed by multiple tenants. HMO cover accounts for these unique risks.

Does my property count as an HMO, even if it doesn’t need to be registered with the council?

Any property that houses as few as three separate tenants or where three separate tenants share facilities (kitchen, bathroom, living room) may need to be covered as an HMO, even if it doesn’t need to be registered as one with your council.

What if I currently have one tenant?

Provided you have one room in the property occupied, this is classed as an occupied property, and would not be classified as a situation requiring HMO landlord insurance. If the number of tenants reaches three or more, please follow our guidance above.

Does PML landlord insurance cover properties that have been converted to HMOs?

Yes, we can provide HMO landlord insurance for conversions where you have more than three tenants, such as student accommodation.

Can PML provide rent guarantee insurance for HMOs?

No, unfortunately rent guarantee cover cannot be provided for HMOs.

Can I cover students and DSS tenants on an HMO insurance policy from PML?

Yes, both DSS tenants and student tenants can be covered by a PML HMO landlord insurance policy.
