New electrical safety standards in the private rented sector coming into force in England on 1st July 2020

New regulations in England state that from 1st July 2020 it is your responsibility as a landlord (or your agent if within their remit) to ensure that your properties have been electrically inspected and tested by a qualified person resulting in a satisfactory report at intervals not exceeding five years.

This must be done prior to any new tenancies taken on or after 1st July 2020. However, the regulation doesn’t come into force for existing tenancies until 1st April 2021.

Despite the Covid-19 pandemic, the regulations are still being brought in as planned, as your duties as a landlord still include making your rental properties safe for your tenants. Click here to read more about the Government’s support for landlords and renters during the pandemic.

Although lockdown is gradually lifting, the Government realises it can still be difficult in some cases to arrange inspections. Therefore, they are shortly due to issue guidance stating that, providing you have taken all reasonable steps to comply with your duties, you will not be in breach of the regulations.
